Jonathan M. Beltram is a seasoned litigation attorney who has prevailed in both Federal Court and in California State Court. He began his career prosecuting driving under the influence jury trials for the Los Angeles City Attorney’s Office.  After transitioning to civil litigation, he has obtained defense verdicts on behalf of private individuals with automobile/UIM and property policies.  He has gained extensive experience litigating cases from inception to verdict, including but not limited to high exposure wrongful death claims, premises liability cases on behalf of municipalities, financial institutions, car dealerships, restaurants, and grocery store chains, constructive defect cases on behalf of general contractors and subcontractors, claims asserted against banking & financial services institutions, construction defect claims, and landlord/tenant disputes including but not limited to breaches of the implied warranty of habitability and breach of the covenant of quiet enjoyment.  His responsibilities include analyzing causes of action and communicating liability exposure and damage risks through regular reporting, status conferences, in person visits, alternative dispute resolution, and Trial.

  • Successfully prosecuted multiple cases involving driving under the influence offenses on behalf of the Los Angeles City Attorney’s Office.
  • Obtained a complete defense verdict on behalf of a private individual in a lengthy jury Trial involving a rear-end collision and allegations of approximately $1.5 Million in bodily injuries and other damages.
  • Successfully litigated a high exposure lawsuit involving a pedestrian and motor vehicle collision with allegations of approximately $800,000 in bodily injuries and other damages.
  • Successfully Demurred several separate large loss claims involving allegations of violations of the Homeowner’s Bill of Rights, wrongful foreclosure, cancellation of written instruments, breach of contract, rescission, and unfair business practices against a major financial institution related to the judicial foreclosure of residential real estate.
  • Prevailed on a motion for terminating sanctions for a small business owner related to allegations of negligence involving a rear end collision with high exposure.
  • Obtained favorable settlements in multiple wrongful death actions brought against private individuals with projected damages in excess of $5 Million.
  • Secured a favorable settlement by exposing fraudulent medical reporting in a case alleging a breach of the implied warranty of habitability, breach of the covenant of quiet enjoyment, nuisance, and intentional infliction of emotional distress against residential homeowners.
  • Secured a favorable settlement for a large loss claim made against a municipality for an alleged dangerous condition on public property and negligence.
  • Obtained several favorable settlements in various construction defect cases involving claims of negligence and breach of express warranty on behalf of subcontractors.
  • Represented a general contractor in a construction defect case involving claims of negligence and breach of express warranty and implied warranty.
